仕事内容

ソーシング、アンダーライティング及びローン調達業務。
・物件取得のDDプロセス及びノンリコースレンダーとの交渉

Deal sourcing and origination
➢ Originate investment opportunities through wide range of sourcing channels including but
not limited to banks, agencies and real estate companies.
➢ Manage existing sourcing relationship and develop new channels by participating and
organizing conferences and networking events.
➢ Efficiently screen and identify appropriate investment opportunity.
・Underwriting and cashflow modelling
➢ Underwrite potential investment opportunities
➢ Take ownership of financial and valuation models; review and improve underwriting models;
running scenarios, sensitivities and stress test analyses;
➢ Assess viability of investment opportunities and pricing level based on target return metrics
・Transaction process management
➢ Closely work with third party asset managers to manage the entire transaction process from
negotiation, due diligence, documentation to closing
➢ Prepare internal investment memo and any research materials to obtain the Board approval
for new investments.
➢ Work with functional leaders and internal stakeholders to achieve optimal transaction
completion.
・Asset due diligence
➢ Manage asset due diligence process, including property inspections, title searches,
environmental assessments and legal reviews.
➢ Collaborate with legal, financial and engineering experts to ensure compliance and risk
assessment.
・Financing Arrangement
➢ Maintain and develop banking relationship.
➢ Directly or through third party asset manager to structure and negotiate with banks to obtain
the optimal financing for each investment opportunities.
・Market research and Analysis
➢ Market research and analysis of economic indicators, demographic data and trade area data
to identify market trends and investment opportunities.
➢ Undertake research and provide analysis on general economic conditions, industrial market
conditions and market transactions.
・Reporting
➢ Provide reporting support to Portfolio Management with a view to formulate advice to improve
investment performance on a risk adjusted basis and optimize strategic capital allocation.
➢ Prepare and update internal valuation of the invested assets;
・Strategy formulation
➢ Assist in formulating the firm’s investment strategy.
➢ Market and area analysis to identify potential target investment locations.
・Middle management duties
➢ Mentor and develop junior talents in the acquisition team

必要経験

・7 to 10 years experience in a financial institution or real estate investment companies with knowledge of real estate market.
・ University degree in finance, accounting, business administration or real estate. Professional qualifications or post graduate qualifications (MBA) are
an asset.
・Strong research, financial, valuation, modelling and analytical skills, detailoriented with ability to work independently and manage workstreams.
・Excellent negotiation skills.
・Ability to multi-task and prioritize, strong organisational skills and attention to detail.
・ Service-focused, with a desire to be a strong partner to investment teams, core services and other stakeholders.
・Team player with good interpersonal and communication skills.
・Ability to articulate complex information.
・Inquisitive self-starter, with ability to work in a high performing culture, under pressure and with time-sensitive deadlines.
・Ability to drive co-ordination and project manage amongst multiple stakeholders.
・Intermediate to advanced knowledge of MS Office (Word, Excel,
PowerPoint, Outlook) and comfort with learning new applications.
・Team-oriented, self-directed, inquisitive, driven and committed to continuous quality improvement.
・Relentless intellectual curiosity and a drive to excel at the highest level.
・Business level English is preferred but not an absolute requirement. However, English skill is essential to progress their career path in the organization.
